Buying and selling your home is a stressful time for everyone so it is very important to choose an estate agent you can trust and who will make this process as smooth as possible. With almost thirty years experience of the local property market, we try to ensure the stress is kept to a minimum by working with you and your solicitors you at every stage of the sale.

 

VALUATION

 

Firstly, if you are thinking of selling, you will need to get a valuation.  Our advice is always to get two or three agents along.
At Courtenay we offer a free, no obligation appraisal which is based on the facts rather than giving you a high figure to 'get the instruction'. Richard à Brassard has been selling properties in the area for over twenty five years and he will provide you with a figure you can expect to obtain for your property based not only on his in-depth knowledge of the area, but also by utilising the extensive database of properties he and his team have sold over the years.

 

INSTRUCTION OF THE AGENT / PREPARING PROPERTY DETAILS

 

Having sent you our opinion, and assuming that you are happy with it, we will then start to prepare putting the property on the market not only highlighting all relevant details for your property but also getting professional full colour photographs, floorplans drawn up preparing full colour details and finally putting the property on the market with all the major property portals. 

 

MARKETING

 

Once you have received and approved our particulars, we will then be in a position to start showing the property.  All appointments to view your property are made through Courtenayy and every viewing will be accompanied, we aim to give you feedback within two working hours of every viewing so that you can accurately gauge the level of interest in your property.

 

As part of our service to you, we work constantly closely with you to devise a bespoke marketing campaign that is designed to ensure your property gets the best possible exposure,  Methods include the following:

 

FOR SALES BOARD - This is simply the most effective marketing tool, available 24 hours a day, 7 days a week.

 

OFFICE AND WINDOW DISPLAY - External and internal photographs will be prominently displayed in our premises in order to optimise exposure to the market place, our state of the art illuminated displays show your property in the best possible way.

 

EMAIL - Wherever possible, all prospective buyers who register with us are asked to provide email addresses in order to ensure that they are notified of any new properties as soon as possible.  We aim to therefore update any relevant buyers within 24 hours of receiving your instruction.

 

DIRECT MARKETING -  We will contact registered prospective buyers as soon as possible after receiving your instruction and your details will be forwarded to any new registered buyers immediately.

 

WEBSITE - This is updated constantly and full colour details of your home are available to download 24 hours a day.

 

In addition to the exposure generated from our own site, Courtenay will also advertise your home through the following national property portals:

 

            Rightmove,Primelocation, Findaproperty, Globrix and many many more!

ADVERTISING - Like a growing number of agents we have cut back on magazine advertising, it is out of date very quickly and with over 85% of buyers using the internet no longer a good way to advertise your property.

UPDATING YOU ON YOUR SALE

 

At Courtenay, we pride ourselves on our sales management.  We keep you regularly up to date on the sales process right through to completion and liaise with your purchaser, the legal representatives, surveyors and mortgage lenders in order to ensure your sale progresses as smoothly and as stress-free as possible.

 

OFFERS

 

Any offers received are promptly verbally notified and then followed up in writing to you.  Our competent sales team will negotiate between you and your prospective buyers in order that we may select the best applicant for your needs.  We will inform you of the position of the buyers and liaise with you until an acceptable offer has been agreed.

 

At this point, you should also provide your list of Fixture and Fittings, which will be negotiated separately between the solicitors and will form part of the final contract.

 

AGREED SALE

 

If you have not already done so, you will now need to instruct a solicitor.  Should you require assistance, Courtenay will happily to recommend a local firm.

 

The solicitors will then write to all parties and the buyers will instruct a surveyor to conduct a survey of your property (the “agreed sale” is subject to the contract and any survey) and the buyers’ mortgage offer (if required) will also be subject to the results of the survey.

 

The sellers’ solicitors will request the title deeds from the lender (if appropriate) or yourselves as the seller and the Fixtures and Fittings form must be completed at this stage.

 

The solicitors draw up the Draft Contract, which sets of the Terms of the Sale and sends it to the buyers’ solicitor together with all relevant documents.  Any enquiries will then be raised, the Title Deeds and Lease (if applicable) will be checked and local searches carried out.

 

Once the draft contracts have been approved, it can be signed by both parties.

 

EXCHANGE OF CONTRACTS

 

As long as the mortgage offer has been received and cleared funds placed with your buyer’s solicitor, a mutually convenient date can be agreed upon for the exchange of contracts.

 

COMPLETION

 

The completion and your actual house move can take place between one day and several months after exchange of contracts, depending on the buyers, sellers and their respective solicitors.
